Pembroke Pines

The Pines Village, incorporated in 1960, grew to become Pembroke Pines—today, Florida’s 9th largest city. The Pines is best characterized as progressive, considering its history of innovation in education, public/private partnerships and local initiatives.

In addition to county schools, over 5,000 children are enrolled in the City owned and operated Charter School System; eight campuses located throughout the City’s 35+ square miles.

Using developer-based assessments, the City provided infrastructure faster and at no cost to existing residents.  The City’s Fire Department is Class 1, a national distinction that can mean lower insurance premiums for business.  The Police Department’s average response time is under 5 minutes.  With all these proactive initiatives, Pembroke Pines continues to maintain one of the lowest property tax rates of all the 31 Broward municipalities.
 

The City’s latest innovation is City Center, a proposed 115-acre mixed-use development designed to stimulate economic development and add $124 million to the City’s coffers.
