Healthcare now encompasses over 17% of the nation's GDP. With the passage of a healthcare overhaul bill in Congress and the aging of the baby boomer generation, healthcare's share of the GDP is likely to grow strongly over the next decade. Life Sciences and university partnerships are playing an increasing greater role in both healthcare and our broader economy. The delivery of healthcare will rely increasingly on bricks-and-mortar real estate to house nation's health care delivery system. Demand for healthcare real estate, particularly medical office buildings ("MOBs") and ambulatory facilities, will continue to grow at a rapid rate. Coupled with this growth will be the need for additional housing for biomedical and bioscience research, as new products and procedures are developed.
