– Adding 107,429 square feet of self-storage space to the Aventura market, Miller Construction Company has completed an $8.4 million CubeSmart facility for owner Urban Storage Fund, LLC.
The two-story structure at 19301 West Dixie Highway, Aventura, includes 993 individual climate-controlled storage units that each provide between 25 and 300 square feet of space, and an additional 75 locker units.
As construction manager at risk, Miller Construction transformed the property on a fast-tracked schedule. Crews demolished two aging warehouse buildings at the site, keeping three exterior wall sections intact. They incorporated those wall sections into the new masonry concrete structure. Challenges included conditions such as storage tanks in the original buildings’ foundations. Located just west of Biscayne Blvd. (U.S. 1), the site is adjacent to the Florida East Coast Railway tracks and another commercial property, and Miller coordinated closely with nearby property owners to ensure access.
The project team included architect WHA Design of Palmetto Bay, Fla. and engineering firms Hajjar & Associates, Inc. (structural), Zamora & Associates, Inc. (civil) and Alkemeyer & Associates (MEP).
This is the latest self-storage project for Miller Construction, whose track record spans more than a million square feet of South Florida self-storage facilities, including the unique, high-tech RoboVault in Fort Lauderdale.
