Stiles and its partner, led by Tim Hernandez, have obtained approval to redevelop the Shoppes of Wilton Manors with for-sale condos and townhouses and new retail space.

The local developers plan to break ground on the retail portion of the 5.4-acre site at 2200 to 2292 Wilton Drive before the end of 2026, said Benjamin Boies, director of acquisitions for Stiles. It should be completed in about a year.

The residential portion would be developed by Shoppes at Wilton Residential, led by Hernandez, who is also the principal of New Urban Communities and Pompano Pier Associates. New Urban Communities Principal Tim Hernandez said it would break ground on the condos and townhouses once half of them are under contract.

Wilton Manors Property Owner LLC, an affiliate of Fort Lauderdale-based Stiles, acquired the shopping center for $27.63 million in 2024. It currently has 78,600 square feet of retail that was built in 1958 and expanded in 1985.

The developers filed plans for the property in early 2026.

Under the plans, a vacant portion of the shopping center would be demolished to make way for development. It was approved for 86 for-sale condos, three for-sale townhouses at the street level and 51,900 square feet of retail. The residential units would range from 697 to 2,508 square feet under air. The developer has yet to disclose the prices.

This continues the trend of older retail centers in South Florida getting redeveloped into mixed-use projects, often with multifamily. With few vacant parcels left on Broward County, multifamily developers often need to turn to redevelop to launch projects and many shopping centers with large parking lots provide great opportunities for them. At the same time, the new residential on site often drives more traffic to the remaining retail tenants.
